It’s September in Toronto — the kids are back in school, the CNE has wrapped up, and the city is shifting gears into fall. The same can be said for the real estate market: the numbers show buyers are starting to take back some ground.

In July, home sales jumped 13% from June, the biggest month-over-month gain we’ve seen in almost a year. At the same time, the Home Price Index dipped to about $979,000 — roughly 5% lower than last year. In plain terms, there are more homes on the market and buyers now have more choice, which hasn’t been the case for a while.

What This Means for Buyers

Negotiating power is back. Sellers can’t always rely on multiple offers out of the gate, which gives buyers more leverage.
Less pressure to rush. Instead of scrambling to decide within hours, buyers can breathe and consider their options.
A window for first-time buyers. Softer prices and more inventory make this fall a real opportunity for people trying to get into the market.

How to Take Advantage of This Market

Get your financing ready. A pre-approval still makes your offer stronger and shows sellers you’re serious.
Know your non-negotiables. More choice is great, but it’s easy to get distracted. Focus on what matters most to you.
